Short Term House Rental Agreement
This agreement applies to the property located at 350 Endicott Dr. Soldotna, AK 99669. (name)
agrees to rent this property for (number of days) at a rate of $(Rate) per day A deposit of $500
will be held by the Landlord and will be applied toward the total payment of $( ) due for the
lease. The deposit is non-refundable if the lease is canceled by the tenant within 30 days of the
first day of scheduled occupancy.
1. Payment
Full payment will be issued by (date). Late payment will incur a fee of $50. This payment must
be made by credit card, direct deposit, cash or certified funds. Other payment methods cannot
be accepted. Failure to pay will result in refusal to turn over the property and loss of deposit.
2. Duration
The property will be rented for a total of (#) days beginning on (date) and ending on (date)
Extensions to the arrangement may be available but must be arranged in advance with the
landlord. There is absolutely no guarantee that the unit will be available after the ending date,
and it will be necessary for the tenant to vacate the property once the lease has ended if an
extension is not granted.
3. Treatment of Property
Certain rules and general guidelines apply during use of the property. The unit is furnished and
includes appliances. These items must be treated respectfully. Additionally, the following rules
must be strictly obeyed:
• Keep the house clean and orderly. Leave the Kenai River House in the condition
found it in when you started your stay.
• Wash the dishes and place used linens at the end of the bed at the end of your stay.
• Place all trash in the provided receptacles.
• Laundry facilities are provided but you must provide your own laundry soap, fabric
softener, bleach and so forth.
Water at the Kenai River House is filtered and treated with a softening process and is safe to drink however water on the Kenai Penisula is very hard and at times may contain sediment or a sulfur smell. Bottled water is recommended for drinking.
• Enjoy the fireplace and fire pit responsibly. Clean them out before you leave and
place cold ashes in the ash can provided. Firewood can be purchased at most
grocery stores in the area.
• Please don’t place anything other than toilet paper into the toilets. The Kenai River
House is on a septic system and in our cooler environment items such as paper
towels, napkins or other such items will not break down and will clog the drain.
• All items stored in the refrigerator or freezer must be removed at the end of your
stay. No items will be retained past your stay.
• Please don’t bring fish into the house unless it is to be cooked or otherwise
consumed. (There is a freezer for storage in the basement to store fish). There are
numerous fish processing services available in Soldotna that will pack and ship fish.
• Be mindful of wildlife. The Kenai Peninsula is home to an abundance of wild
animals. Frequent visitors to Kenai River House include Moose, Black and Brown
Bears, Lynx, Foxes, Ermine and many others. Bears are rarely a problem but
keeping trash in cans and fish carcasses off the premises will greatly reduce bear
encounters. See the Alaska Dept. of Fish and Game website for more information on
recreation in bear country.
• You have access to the Kenai River right in the backyard. Please keep the river
bank clear of all debris and trash. All fish carcasses and guts should be returned to
the river when cleaning fish. This supports the natural ecosystem and maintains a
healthy river for our posterity.
• Abide by all local, state and federal regulations while staying at the Kenai River
House.
• Enjoy your stay. We look forward to all feedback and any information that would
help our guests enjoy their stay. It is our intent to preserve and improve this historic
location for future visitors
Failure to maintain the property will result in forfeiture of the apartment. Likewise, infractions to
these rules may result in the renter being asked to leave.
4. Additional Responsibilities
In addition to the above responsibilities, the renter shall also be required to report any items
that need repair to the landlord, such as leaks, broken items or inoperative equipment. The
renter will be responsible for damaged and/or missing furnishings not reported
5. Cleaning
The renter will be responsible for cleaning the unit to the best of his or her ability. This includes
all surfaces, the bathroom, and any textiles. A cleaning fee of $150 will apply in order to ready
the apartment for new renters.
